Learn About The Two-Step Deposit And Estimate Process We Use For Major Remodeling Projects
Here in Greater Memphis you have a wide assortment of home remodeling and renovations contractors to choose from for major kitchen remodels. And many approach the estimating or pricing process differently. We use the two-step deposit and estimate system!
They also ask for a wide range of deposits. Anywhere from 30% to as high as 100%!
At Robbins Construction, our process is the result of decades of experience and hundreds upon hundreds of successful residential remodeling projects across the area.
Currently we use a proven two-step process in terms of deposits and estimates on more extensive work. These tend to include professional design services and lots of individual selections.
In this article we’d like to walk through the specifics with you.
Example: A Major Kitchen Remodel With Extensive Needs
Once we have a chance to chat with you on the phone or at our local Germantown showroom, we’ll schedule a time and pay you a visit at your home. We need to get an idea of the real on-the-ground scope and details of your Kitchen Remodeling goals.
Will any sales be involved?
No. We believe in doing the best thing for our customers. Even if you don’t end up choosing us, we’re going to provide our expertise and insight to do what we can to help with a No Pressure Sales approach.
With big projects, we then would ask for a $1,000 nonrefundable (but applicable to end costs) deposit.

Why the $1,000 Deposit?
Because we want to make sure you’re serious about doing business with us. For our first roughly 12 years as a company, we didn’t do this. But, it honestly created issues.
Does the deposit freak out some of our potential customers?
Maybe a little bit, initially, until they get a chance to know our history, our success, our local reputation, and so forth.
From here we’re going to call in the troops to wrap everyone’s minds around the costs of the work: electrician, carpenter, plumber, HVAC, tile, etc. They’ll be able to really put much more precise figures together so we can give you a much more detailed estimate.
Why an estimate?
Because at this point no specific selections have been made. And keep in mind, we operate according to a strict No Junk Allowed policy. EVERYTHING that goes into your new kitchen will be high-quality and built not just to look great…but last!
Once we do make them, together with your gifted Robbins Construction designer, we ask for a larger deposit.
We Then Ask For A 40% Deposit
So, if we’re talking about a $70,000 kitchen remodel, then we ask for about $28,000.
This gets you scheduled, gets the wheels turning on your project, and it allows us to order all your selections: appliances, fixtures, cabinetry, hardware, countertops, tile, materials, etc.
Because here’s something else we’ve learned along the way, especially over the 2020 and 2021 years:
“We don’t start until everything is in Memphis!”
This is so there are no delays once we get started or any supply chain issues to worry about. And while this can make the timelines a bit longer, the overall experience is just far better for everyone involved.
Bottom Line: There Are No Unpleasant Surprises Or Pricing Games With Robbins
When you work with us everything is going to go as smoothly as seasoned professionals can make it. From the initial consultation and $1,000 deposit, to the design phase and making selections, to demolition and installation…you’re always in the loop and know what to expect.
